Estepona vs Marbella: Choose the Costa del Sol Lifestyle That Fits You Best

Estepona vs Marbella: Choose the Costa del Sol Lifestyle That Fits You Best

For those choosing not just a place to live, but a way to live.

The Costa del Sol is home to many beautiful coastal towns, but Marbella and Estepona are two that consistently capture the imagination of those seeking a life by the sea. Both offer sunshine, beaches, and Mediterranean charm — yet each carries a completely different feeling.

This is not a comparison of better or worse. It’s an exploration of two lifestyles, two rhythms, two ways of experiencing life under the same Andalusian sun. The choice between Marbella and Estepona often comes down to who you are, how you live, and the kind of days you want to wake up to.

The Atmosphere: Polished Energy vs. Seaside Serenity

Marbella has a natural glamour to it — elegant boutiques, stylish beach clubs, fine dining, and a social calendar that rarely pauses. There’s a certain sparkle in the air, a cosmopolitan rhythm where people come to connect, be inspired, celebrate, and be seen. The energy is lively, international, and always in motion.

Estepona, on the other hand, feels softer.
Slower.
More grounded.

Here, mornings begin with a café con leche on a sunlit terrace, often accompanied by a familiar smile and a quick chat with the neighbor who already knows your name. Bougainvillea climbs across whitewashed streets in the Old Town, the sea is never far, and evenings ease into gentle strolls by the marina. Estepona invites you to exhale — to live a life that is warm, real, and quietly elegant.

The Community: Who You Meet Matters

Both towns attract an international crowd — but the experience of belonging is different in each.

In Marbella, the international network is wide and diverse, spread across elegant residential areas, private clubs, wellness retreats, co-working hubs, and a constant rotation of events. There is always something new happening — a new season, a new opening, a new gathering. The pace is vibrant, social, and engaging.

In Estepona, the community is more woven into everyday life. Expats, families, digital nomads, creatives, and remote professionals live alongside locals in a way that feels natural and unforced. You don’t need to introduce yourself — you simply become part of things. Conversations happen easily, connections build quietly, belonging happens gently and genuinely.

The Property Landscape: Two Markets, Two Stages

Marbella’s property market is well-established and holds a long history of international prestige. Prices in key areas such as the Golden Mile, Sierra Blanca, and seafront enclaves reflect this maturity. Buying in Marbella is often a decision driven by lifestyle first, investment second.

Estepona’s market, however, is still in a phase of thoughtful, ongoing evolution.
In areas such as Las Mesas, Seghers, and the New Golden Mile, a new generation of modern residential developments has arrived — and with it, a shift in how Estepona is perceived.

Here, you’ll find:

  • Contemporary new-build homes
  • Walkable, sea-view neighborhoods
  • A growing year-round resident community
  • And prices that still have room to rise

For many buyers, this is where the balance becomes compelling:

The lifestyle is already beautiful today —
and the investment potential is even more beautiful tomorrow.

So… Which Town Feels Like Home to You?

Choose Marbella if your heart is drawn to:
✨ A lively, cosmopolitan social rhythm
🍸 High-end dining and entertainment
💎 A polished, international atmosphere

Choose Estepona if you want:
🌿 A slower, softer Mediterranean pace
🏖 A walkable life close to the sea
💬 A warm community where you feel part of things naturally

The best choice is not about prestige or comparison —
It is about where you feel most yourself.

Las Mesas, Estepona — The Most Desirable New Neighbourhood on the Costa del Sol

Las Mesas, Estepona — The Most Desirable New Neighbourhood on the Costa del Sol

Estepona, fondly known as “the town of flowers,” has undergone one of the most remarkable transformations on the Costa del Sol. Under the long-term vision of its mayor, José María García Urbano, Estepona has flourished — not only in beauty, but in quality of life, infrastructure, and international appeal.

Over the past decade, the town has invested heavily in public spaces, cultural amenities, and year-round lifestyle facilities. Among the most notable improvements are:

  • The Estepona Orchidarium — a striking glass-domed botanical sanctuary and cultural landmark.
    https://orchidariumestepona.com/
  • The new public hospital, expanding healthcare access across the West Costa del Sol.
  • The expanded beachfront promenade, now offering miles of coastal walking and cycling routes.
  • Las Mesas Sports Center, with modern gym facilities, paddle courts, tennis areas, and wellness programming.
    https://centrodeportivolasmesas.com/
  • Extensive green-zone regeneration, with landscaped parks, pedestrian boulevards, and outdoor gathering spaces that give the town a fresh, cared-for, and beautifully lush atmosphere.

These improvements have helped attract a truly diverse international community. Today, Estepona is home to expats, digital nomads, entrepreneurs, and families from across Europe and beyond — drawn to its relaxed lifestyle, seaside charm, and welcoming local culture.

And within this newly revitalized town, one area stands out more than ever:

Las Mesas: Where Urban Living Meets the Sea

As Estepona expanded, a new urban neighborhood began taking shape just above the marina — Las Mesas, a zone offering open sea views combined with full walkability to the town centre and beach.

The new era of Las Mesas began around 2017, when the first contemporary developments were launched, bringing something fresh to the market:

walk-to-town + walk-to-beach + sea views + brand-new modern homes — all in one place.

The first developments to define the area included:

  • Scenic Estepona
  • Alexia Life
  • Mesas Homes
  • South Bay

These projects sold quickly — buyers recognized that this combination is rare on the Costa del Sol. Their success signaled that Las Mesas had captured a new lifestyle demand and set the foundation for continued development.

A Fast-Growing Hub With Strong Investment Momentum

Today, Las Mesas is one of the fastest-growing residential areas in Estepona, with new, high-quality developments continuing to shape the skyline. The area now appeals to a wide range of buyers — from full-time residents to lifestyle seekers and long-term investors — thanks to its modern design, walkability, sea views, and easy everyday living.

Below are two notable opportunities currently on the market:

Maralto

https://alphaestates.com/property/R5151052/
A newly launched development showcasing modern Mediterranean architecture, spacious terraces, and elevated views over the sea and town. Because it is still in the early sales phase, buyers can secure strong unit selection and competitive entry pricing — something increasingly rare in this high-demand area.

Asperia

https://alphaestates.com/property/R4835923/
A new residential project featuring 43 apartments and penthouses, along with 4 commercial spaces, located near Estepona’s central park. This development is ideal for those seeking urban living with easy access to everyday conveniences, while selected units enjoy partial sea views and open green surroundings.

Las Mesas Sea Suites & Infinity Homes

https://alphaestates.com/property/R4913446/

https://alphaestates.com/property/R5085502/
Two contemporary new-build projects positioned near Parque de Las Mesas, offering stylish design and a prime walkable location. Both complexes are well-suited for year-round living, thanks to a balanced blend of modern amenities, sea proximity, and connection to local services.

Portamare

https://alphaestates.com/property/R4913176/
A boutique development of just 22 exclusive properties, located directly by Estepona Port. The combination of central location and a small, private community feel makes Portamare ideal for those seeking a coastal home with character and convenience.

Mesas Blue Horizon

https://alphaestates.com/property/R4808326/
A newly launched boutique development considered one of the most architecturally striking projects in Las Mesas. Blue Horizon combines spectacular contemporary design, panoramic views, and a serene elevated setting — offering a refined residential atmosphere with strong long-term value appeal.

Insur Scala

https://alphaestates.com/property/R4268065/
A contemporary residence focused on wellness and lifestyle, featuring landscaped communal areas, spacious pool zones, and proximity to shopping, schools, and the marina. Positioned just above Las Mesas, it still maintains excellent walkability to both the town and the beach, making it a top choice for full-time living or rental investment.

Why Las Mesas Is Considered a Strong Investment

Even with rising demand and price appreciation, Las Mesas continues to offer excellent value, particularly when compared to consolidated beachfront areas where availability is limited.

Property values in Las Mesas are expected to outperform due to:

  • Ongoing public and infrastructure investment
  • Increasing interest from international buyers
  • Limited central land supply
  • A growing year-round resident community

Las Mesas is about as close to a “waterproof investment” as it gets — which is slightly ironic on the Costa del Sol, where we enjoy around 325 days of sunshine a year.

In the End…

Las Mesas is not just a new neighborhood — it represents the future lifestyle direction of Estepona.

A place where:

  • The sea is always in view
  • Town life is just a stroll away
  • Urban convenience blends effortlessly with Mediterranean calm

Whether you’re searching for your next home, a lifestyle upgrade, or a strategic long-term investment, Las Mesas is an area to watch — and to act on sooner rather than later.

Andalusia Reduces Property Purchase Tax and Stamp Duty

Andalusia Reduces Property Purchase Tax and Stamp Duty

The Andalusian Government has approved a decree that includes a reduction in the property transfer tax (which is paid when buying and selling second-hand homes), so that the three rates currently set at 8, 9 and the 10% are now replaced by a flat rate of 7%. This reduction applies exclusively to the resale properties in Andalucia and does not affect new builts.

In addition, a small reduction in the tax on documented legal acts will also be applied, which will go from 1.5% to 1.2%. This is the Stamp Duty (AJD, Actos Jurídicos Documentados) which applies to both new build and resale properties.

The reduction of the property transfer tax (ITP, Impuesto sobre Transmisiones Patrimoniales) will take effect immediately once it is published in the Official Gazette of the Junta de Andalucía (BOJA). According to the calculations made by Vice President Marín, for a property of 180,000 euros, the fee to pay for the transfer tax is currently 14,400 euros, while, with the approved reduction, 12,600 euros will be paid… that is 1,800 euros less.

This calculation is where there is a 1% reduction in the property transfer tax. For higher value properties where the reduction in tax payable is 3%, the savings are much more substantial.

It is important to remember that this only applies to properties in Andalusia including the Costa del Sol. It does not apply to other popular destinations in Spain such as the Costa Blanca, the Balearics of Canary Islands.

Marbella’s First Passive House (Passivhaus)

Marbella’s First Passive House (Passivhaus)

MARBELLA’S first avant-garde luxury house that is designed and built under Passive House regulations and standards. This means it is environmentally friendly to an exceptionally high degree with a very low carbon footprint. Located just five minutes from the coast and ten minutes from Marbella, it is located in an exclusive gated community near La Zagaleta. It has breathtaking views that invite reflection and open spaces that make communication natural. Sustainability and sheer, unadulterated luxury are masterfully combined in this stunning villa in Marbella.

The exquisite design of the award-winning Marbella Villa is something to behold. Design is a concept, not a set of drawings. Designs in witch stretch ceilings predominates. The true beauty of a design lies in how it works and feels, not just how it looks. It is all about ergonomic design. On top of that this lxury new villa has already won the 5-star award for Best in Spain, received the top award “Best Architecture Single Residence, Europe” from the International Property Awards.

The structure of the five bedroom, six bathroom villa does not detract in any way from the beauty of its natural surroundings, and it also allows its inhabitants to co-exist comfortably in areas designed for various activities, whether seeking solitude or quality time together. The villa takes advantage of the views down the valley towards the sea, especially the five principal living areas which directly face the coast. The high ceiling running into two floors, the lighting an imposing design element in itself and the large mural on the wall – it all adds to the splendour of this space. A perfectly symmetrical room with the ceiling lights redefining the sky and two warriors inviting us to look outwards – this is designer opulence at its best. The outside merges perfectly with the inside: the floor-to-ceiling window opens to provide direct access across a walkway to the vertical herb garden where, all year round, one can pick parsley, rosemary, mint, basil and other herbs, or in season, one can treat oneself to oranges and lemons in the mini orchard.

Energy efficiency is part of the essence of the Passive House concept, developed in the 1980’s in Germany in order to build houses with minimum energy consumption, and if at all possible, null consumption. The first Passive House was completed in 1991 in Darmstadt, Germany. Since then, the Passive House principle has proven itself many times over. Worldwide, there are now over 25,000 Passive Houses, 101 of which are in Spain, 6 in Andalucía and here is the one in Marbella. It is the world’s leading standard in energy efficient construction. The Passive House Standard means quality, comfort and energy efficiency, guaranteeing more than 75% saving on energy costs compared to a standard build. Thanks to the quality insulation and an efficient ventilation system, Passive House buildings remain warm on cold days and cool on warmer days.

Passive House a combination of the best quality insulation, windows and doors as well as careful design both to control the ventilation of the house, heat transfer through the structure and windows and providing shade to the living areas in the hottest part of the day, the certification guarantees the highest levels of energy efficiency in heating and cooling the house, reducing the energy demands by up to 90% – to a maximum of 15kW/m2/year.

Passive House is a building standard that is truly energy efficient, comfortable and affordable at the same time. It is not a brand name, but a tried and true construction concept that can be applied by anyone, anywhere. Yet, a Passive House is more than just a low-energy building:

Passive Houses allow for space heating and cooling related energy savings of up to 90% compared with typical building stock and over 75% compared to average new builds. Passive Houses use less than 1.5 l of oil or 1.5 m3 of gas to heat one square meter of living space for a year – substantially less than common “low-energy” buildings. Vast energy savings have been demonstrated in warm climates where typical buildings also require active cooling.  This area near the beach is perfecct for renting a sailboat in Marbella and exploring the coast.

Passive Houses make efficient use of the sun, internal heat sources and heat recovery, rendering conventional heating systems unnecessary throughout even the coldest of winters. During warmer months, Passive Houses make use of passive cooling techniques such as strategic shading to keep comfortably cool.

Passive Houses are praised for the high level of comfort they offer. Internal surface temperatures vary little from indoor air temperatures, even in the face of extreme outdoor temperatures. Special windows and a building envelope consisting of a highly insulated roof and floor slab as well as highly insulated exterior walls keep the desired warmth in the house – or undesirable heat out.

A ventilation system imperceptibly supplies constant fresh air, making for superior air quality without unpleasant draughts. This property can also be used as a venue for destination weddings in Spain. A highly efficient heat recovery unit allows for the heat contained in the exhaust air to be re-used.
